Buying or Building a Home

Finding the house is only part of buying one.

Listings are easy to find. Understanding a home’s condition, construction and value takes experience. I help you look closely before you commit.

Build from scratch

New construction has been a significant part of my business for years. I work around it every day, from lots and plans to selections, marketing and eventual resale.

 The lot

We evaluate orientation, views, privacy, topography and walkout or daylight potential, then confirm feasibility with the builder and relevant specialists.

The plan

We talk about how the home will live: room placement, storage, everyday routines and whether the layout suits your needs.

The builder

I help you understand specifications, allowances, expectations and questions to ask about the builder’s process.

The selections

We weigh the upgrades you’ll enjoy, their cost and potential resale considerations. Some choices deserve more of the budget than others.

The construction

I help with the real estate decisions and transaction details while your builder manages construction. We review what’s included and how changes are documented.

1

Existing home

I’ve sold enough homes in Rochester to know that two houses a mile apart can be very different purchases. We look at location, condition, construction quality, floor plan, updates and pricing together.

I help you consider potential improvements and resale alongside what you need today. When a question calls for an inspector, lender or other specialist, we bring in the right expertise.

2

New construction

A home already underway can be a good fit if you want new construction with fewer design decisions. We review the plan, finishes, remaining selection opportunities and projected completion date.

3

Land to build on

A beautiful lot needs to work for your intended home. We consider access, utilities, grading, setbacks, drainage and any association requirements, then identify what needs confirmation before you commit.

Whether you’re considering a neighborhood lot or acreage, I help connect the land decision to the house you want to build.

Not finding what you're looking for?

Not every home makes it to the open market. With my years of experience and connections throughout Rochester, I often have knowledge of properties that aren't publicly listed—or may be coming available in the future.

Tell me what you're looking for!

Share a few details about your ideal home in the message box, including your preferred location, price range, size, and any must-haves. I may know of an opportunity worth exploring.

A little inside knowledge can go a long way.

Please note: If you're currently under contract with another buyer's agent, kindly provide their name and contact information so I can coordinate directly with them. Property availability is not guaranteed, and submitting an inquiry does not establish an agency relationship.
